The next time you hit the Cobble Hill Trader Joe’s, make sure to build in a little detour to observe one of the city’s most elaborate—and expensive—magic tricks. On Clinton Street between Pacific and Amity, just around the corner from the grocer, lies a six-story mansion disguised as a four-floor brownstone that’s about to make history.
205 Clinton, an illusory luxury home fresh out of a ground-to-roof glow-up, has just hit the market for a record-breaking $22 million, by far the most expensive listing ever in the neighborhood (the previous title holder sold for $15.5 million ten years ago). The magician behind the renovation is Mike Ingui, a local architect who approached the rehaul with Passive House design principles in mind, but also a preservationist’s sensibility, retaining details from the building’s nearly 200-year history—a gorgeous pane of stained glass from the building’s doorway now sits in the vestibule, and original bricks have been repurposed for a wine cellar in the basement. As for the rest of the space (which is ample), it’s hard to say the home isn’t earning the price tag—there are seven bedrooms, seven and a half baths, four levels of outdoor spaces (several fit with built-in grills), three separate living rooms, elevator access to all six floors of the building, and unobstructed views of every bridge in the borough (including, somehow, the Verrazzano) from the roof.
It’s not the most restrained reno we’ve seen, but it’s pretty regal stuff, really—especially considering how other upgraded houses nearby haven’t exactly honored the history of the original structures. Still, it’ll make a fine home for a top-earner looking for a bright, open, and just generally impressive spot that’s just a few blocks off the Columbia Street Promenade, Brooklyn Bridge Park, the downtown Whole Foods, and, most importantly, an absolute stunner of a double-stack burger at The Long Island Bar.
