A housing lottery has launched for 60 middle-income apartments at a new residential development in the South Bronx. Located at 586 Gerard Avenue in Concourse Village, the nine-story Inkwell offers brand-new, modern residences and a range of amenities designed for comfort and convenience. New Yorkers earning 80 and 130 percent of the area median income can apply for the units, priced from $1,974/month one bedrooms to $3,550/month two bedrooms.

Developed by the Karten Organization and designed by Isaac & Stern Architects under SB Gerard Avenue LLC, the building has 200 residences. According to Yimby, the developers filed demolition permits in August 2021 and construction permits in January 2023.
Amenities at Inkwell include a dog-washing station, a covered parking garage with electric vehicle charging stations, bike storage lockers, and a shared card-operated laundry room.
Residents will also have access to a fitness center, community lounge, media and party rooms, a business center, and a rooftop terrace. Apartments feature in-unit washers and dryers, and pets are welcome with a deposit.
Nearby transit options include the 2 and 5 trains at the 149th Street–Grand Concourse station and the Bx19 bus.

Qualifying New Yorkers can apply for the apartments until January 7, 2026. Complete details on how to apply are available here. Preference for 25 percent of the units is given to residents of Bronx Community District 4.
